Quick Answer
Las Olas Boulevard is split between two kinds of owners. A fourth-generation family company, The Las Olas Company, controls much of the street-level retail. The Class A office towers are now mostly held by private investment firms that bought from a large institutional manager in 2025. Office cap rates run roughly 6% to 8%.
A Boulevard With Two Owner Classes
Las Olas Boulevard looks like one street, but it trades like two markets.
At ground level, Las Olas is a family asset. The Las Olas Company, founded in 1935 by Chicago brothers Preston and John Wells, owns, leases, and manages a significant share of the boulevard’s real estate, along with office buildings and the Riverside Hotel. By 1993, the Wells family owned nearly 60% of the land on Las Olas Boulevard.
Above the storefronts, on the downtown blocks near Andrews Avenue, Las Olas is a capital-markets asset. Its office towers have traded among global asset managers, private equity funds, and national investment firms for decades.
The common narrative is that family offices are outbidding institutional REITs for Las Olas office space. The deal record tells a more specific story: institutional owners have been selling, private capital has been buying, and family offices are showing up mainly as tenants, residential buyers, and long-term retail holders.
The 2025 Turnover: Institutions Out, Private Capital In
The defining moment came in one week in February 2025. DWS, the asset management affiliate of Deutsche Bank, sold its two Las Olas office properties for a combined $428 million.
Chicago-based Bradford Allen Investment Advisors bought Las Olas Centre I and II at 350 and 450 East Las Olas Boulevard for $208 million, the first Fort Lauderdale office sale over $200 million in nearly a decade. The 470,810-square-foot complex was about 69% occupied, and the buyer committed $25 million to renovations.
Across the street, an affiliate of Lone Star Real Estate Fund VII, with Highline Real Estate Capital and Square2 Capital, acquired 401 East Las Olas Boulevard, the 23-story, 410,561-square-foot Class AA tower known as Bank of America Plaza. It sold for $221 million.
The returns explain why the institution left. DWS held both properties for about a decade and gained only $5 million combined in price appreciation. For a core fund, that is a weak result. For private buyers betting on renovation and lease-up, it was an entry point.
Las Olas Office Transactions at a Glance
| Property | Price | ~Price/SF | Occupancy at Sale | Buyer Type |
|---|---|---|---|---|
| Las Olas Centre I & II (350/450 E.) | $208M (2025) | ~$442 | ~69% | National private investment firm |
| 401 E. Las Olas (BofA Plaza) | $221M (2025) | ~$538 | ~94% | Private equity + local operator |
| Las Olas Square (501/515 E.) | $144.5M (2022) | ~$541 | n/a | Private investment JV |
| The Main (201 E.) | $185M refinance (2026) | — | 100% leased | Local developer-owner |

Las Olas Square shows how private operators make money here. A joint venture of Apollo funds, Square2 Capital, and Steelbridge Capital bought it with excess land in 2016 for $90 million, sold the land for $20 million to a residential developer, renovated the property, and then sold the office complex to CP Group and Related Fund Management for $144.5 million.
Where the Family Offices Actually Are
Family capital is active in downtown Fort Lauderdale, just not primarily as buyers of the office towers.
As retail landlords. The Las Olas Company leases office space and more than 50 retail locations on the boulevard, and it is led by fourth-generation Wells family member Mike Weymouth. That is the most durable family ownership position on the street.
As residential buyers. Ponte Gadea, the family office of Zara founder Amancio Ortega, bought Veneto Las Olas, a 259-unit rental tower a block north of Las Olas, for $165 million, or about $637,000 per unit.
As tenants. Private data firm Altss counted 23 New York family offices that moved their principal address to Florida in the second quarter of 2026, up from 18 a year earlier. One example it cites is a Rockefeller Global Family Office team that opened on the 14th floor of 200 East Las Olas Boulevard to serve family offices relocating from the Northeast.
That tenant demand is what the private office owners are counting on.
Class A Vacancy and Rents on Las Olas
There is no single Las Olas vacancy rate. Performance varies sharply from building to building.
| Building | Occupancy Signal | Asking Rent |
|---|---|---|
| The Main (201 E. Las Olas) | 100% occupied | Trophy pricing |
| 401 E. Las Olas | ~94% at sale | $70–$75/sf NNN |
| Las Olas Centre I & II | ~69% at sale, leasing up | Not published |
| Las Olas Square (515 E.) | Suites available | From $48.50/sf NNN |
The Main, a 25-story, 387,401-square-foot tower at 201 East Las Olas, was fully leased within two years of delivery and remains 100% occupied, with tenants including JPMorgan Chase and Raymond James. Its owner secured $185 million in financing in January 2026.
Las Olas Centre is the lease-up story. Deloitte signed an 18,657-square-foot long-term lease there, the largest new lease in downtown Fort Lauderdale in 2025, per CoStar. In June 2026, Bradford Allen added six more leases and renewals totaling 35,566 square feet.
Across the broader downtown, asking rents for Fort Lauderdale CBD office space reached $68.70 per square foot in July 2026, with the inventory 97% Class A+ or A. Avison Young reports that trophy NNN asking rates in Fort Lauderdale run more than double the Class A average, driven by amenitized buildings on Las Olas.
Financial Market Summary: Cap Rates and Yields
| Metric | Estimate | Source Type |
|---|---|---|
| Fort Lauderdale office cap rates | 6.75%–8.00% | Broker market report |
| Las Olas / Flagler office & retail | ~6.0%–7.5% | Broker commentary |
| Fort Lauderdale retail cap rates | 5.50%–6.50% | Broker market report |
| Las Olas office sale pricing | ~$442–$541/sf | Calculated from deals |
| Trophy asking rent (401 E.) | $70–$75/sf NNN | Listing data |
One 2026 broker report puts Fort Lauderdale office cap rates at 6.75% to 8.00% and retail at 5.50% to 6.50%. Another estimates that office and retail around Las Olas and Flagler Village have traded between 6% and 7.5%. These are market estimates rather than deal-level disclosures, since buyers rarely publish going-in yields.
Supply is the other half of the yield story. Square2’s Jay Caplin noted that no new office construction is planned along the Las Olas corridor, and most downtown development has been residential and hotel. Fixed supply plus rising residential density is the core thesis behind every recent purchase.
Brian’s Take
The “family offices beating institutions” headline is half right. Institutions did lose on Las Olas. DWS spent a decade holding two prime office properties and walked away with almost no appreciation. But the winners were not family offices buying towers. They were private investment firms and operators like Bradford Allen, Lone Star, and Square2, who buy at a discount, spend on renovation, and lease up aggressively.
Family capital plays a different, longer game. The Wells family has controlled the boulevard’s street-level real estate for nearly a century. Ortega’s family office bought residential, not office. And the new wave of relocating family offices shows up as tenants, paying trophy rents to the private owners who bought from the institutions.
For investors, the takeaway is clear. The Las Olas office market rewards active management, not passive holding. The trophy buildings are full and pricing toward $75 net; the repositioning buildings are where the upside sits. With no new office supply planned on the corridor, the next 18 months of leasing at Las Olas Centre will show whether the private-capital bet pays off.
Frequently Asked Questions
Who owns commercial real estate on Las Olas Boulevard?
Much of the boulevard’s street-level retail is owned and managed by The Las Olas Company, a family-run firm founded in 1935 that also owns the Riverside Hotel. Major office towers are owned by private investment groups, including Bradford Allen (Las Olas Centre), a Lone Star/Highline/Square2 partnership (401 East Las Olas), and CP Group with Related Fund Management (Las Olas Square).
What are office vacancy rates for Class A buildings in Fort Lauderdale?
They vary widely by building. The Main at 201 East Las Olas is fully leased, 401 East Las Olas was about 94% occupied at its 2025 sale, and Las Olas Centre was about 69% occupied when it sold and has been leasing up since.
What are cap rates for Las Olas office properties?
Broker estimates put Fort Lauderdale office cap rates between about 6% and 8%, with Las Olas-area office and retail trading near 6% to 7.5%. Trophy, fully leased buildings price at the lower end.
How much does Class A office space on Las Olas cost to lease?
Trophy space at 401 East Las Olas asks $70 to $75 per square foot on a triple-net basis. Other Las Olas buildings list space from around $48.50 per square foot NNN. Downtown CBD asking rents averaged about $68.70 in mid-2026.
Are family offices moving to Fort Lauderdale?
Yes. Third-party tracking shows a steady flow of New York family offices relocating to Florida, and some have opened offices on Las Olas Boulevard. Most lease space rather than buying office buildings.
Is new office construction planned on Las Olas?
No major new office construction is planned along the Las Olas corridor. Recent downtown development has focused on residential towers and hotels, which supports occupancy and rents in existing office buildings.
